On entering the property on the ground floor there is a cosy family room/snug with a wood burning stove, along with a large double height, well-appointed kitchen with dining area incorporating double french doors leading out to the garden terrace. The first of the two bunk bedrooms is located on the ground floor also, along with a family shower room. Upstairs, the first floor provides three further bedrooms including a second set of bunk beds, a super-king size bed which can be separated into two single beds upon request, and a single bedroom, along with a family bathroom with shower. The mezzanine floor has an en-suite king-size bedroom; with bedroom one up on the second floor also enjoying its own en-suite. On this second floor level is the wonderful family sitting room with another wood burning stove and exceptional views from the full height windows out to the river.
Outside in the enclosed garden there is plenty of opportunity for family fun and relaxation with a private wood fired hot tub; table tennis and table football on the terrace; and croquet and badminton equipment also provided; along with garden furniture and a charcoal barbecue. A private gate leads out to the village green and River Dart. A separate, self-contained converted Boat House sits within the garden and provides further accommodation for two guests, perfect for older teenagers or grandparents to enjoy their own space.
Situated just steps away from the River Dart with opportunities for crabbing, renting kayaks and paddle boarding, or catching a motorised river boat for a trip to Agatha Christie's Greenway or down to Dartmouth, Binham Cottage occupies a very special location.
