The Villa de la Savaux is a stunning new build, very elegantly decorated and featuring 4 stylish bedrooms with ensuite bathrooms and a gorgeous landscaped garden with an infinity pool. Located on the "sunny" side of Lake Annecy, in the sought-after village of Menthon St Bernard, the villa is situated in a quiet residential area, close to the lake, forest, and mountains, at the epicenter of all water and airborne sports, and near the cycling route.
Set over 3 levels, this modern architecturally designed house sits perfectly in the landscape.
At entry level, there is a carport. As you enter the vast lobby on this level, it leads to a large laundry/playroom area.
Stairs take you up to the first level and main living space, at garden level: this bright and airy space has floor-to-ceiling glass windows with the kitchen/dining area, a snug lounge around a fireplace, and the lounge/TV area.
The ultra-modern, fully equipped kitchen extends into the dining area with a wooden table.
Floor-to-ceiling sliding glass doors, fully retractable, merge the indoor dining area with the outside. In summer, you will enjoy the seamless living space, the large shaded dining area, beautiful garden, and easy access to the pool.
Next to the dining area is a slightly formal lounge surrounding the fireplace with upright sofas, a coffee table, and views of the garden.
Finally, a very cozy lounge/cinema area with large daybeds as sofas, a full-wall library, and a projector is the perfect nook to relax.

The villa is located a 15-minute walk to the lakefront, passing Le Palace de Menthon and its beautiful spa, and the village center with all the shops (amazing butchers, grocer, bakery, pharmacy, newspaper agent, beautician...) and restaurants.
