The Cottage at Berry Court Farm is in a beautifully rural location. It is surrounded by wildlife, lakes & meadows, where horses & chickens roam the farm. Amazing fauna & flora can be found in adjacent Dering Woods which provides wonderful walks. Free bikes, table tennis and a children’s play frame are available for guests use and fishing is permitted on the farm.
Guest from the young to elderly, are catered for, including those with limited mobility, being fully accessible. Dog friendly secure garden.

The Space:
This spacious, bright farm cottage is extremely comfortable, newly refurbished and well equipped for all guests needs. It’s an ideal holiday home for a family or two couples to enjoy a relaxing rural vacation in the beautiful Weald of Kent & surrounding areas.
Being ground floor accommodation, it is also an ideal wheelchair friendly holiday home having an entrance ramp, extra wide access and wide internal doorways.
Accommodation is provided in one large double bedroom and one twin bedded room, both with plenty of storage. There is a large modern walk-in shower room with W.C a separate cloakroom, a comfortable sitting room with dining area to seat eight, plus a large fully fitted kitchen equipped with a new American fridge freezer, coffee machine, washing machine, dryer and dishwasher.
French doors from the reception room open up onto an easily accessible terrace, for outdoor entertaining, with wooden dining furniture, a wall mounted canopy for those sunny days and a new charcoal bbq. The large, secured, south facing garden, is ideal for children & dogs, and has direct access to Dering Woods for wonderful walks, where nightingales, badgers and foxes amongst an abundance of wildlife can be seen.
Headcorn Aerodrome, a grass airfield, is a few miles away, where vintage and light aircraft, together with parachutes and hot air balloons can occassionally be spotted in the skies nearby. Guests are able to book pleasure flights if desired.
Historic Leeds Castle “the loveliest castle in the world” is approximately 10 miles distant and is highly recommended for visitors. Kent beaches to the north at Whitstable & to the south at Camber are approx 30/40 mins drive.
The railway line to London Charing Cross runs nearby the property, with the nearest station being 3 miles away at Pluckley, and the train taking approximately one hour.
The cottage is spoilt for choice with several lovely period village pubs serving excellent food and beverages within walking distance or a short drive away.

Please note:
The owners keeps horses, chickens and dogs on the farm.
They have a WW2 Jeep restoration workshop and are happy to show you their work if of interest to you.
A railway line runs behind the farmhouse. Guests have advised this is neither intrusive or disruptive to the enjoyment of the property.
