Owner's own detached house on private hill in a historic town and situated between substantial Grade A listed houses built mid 19thC.
Outstanding sea and river views, from East Lothian to the Forth Bridges, and especially across to Edinburgh directly opposite. A large sitting room with 3 south-facing floor to ceiling windows with full sea and sky views, and offering amazing sunrises, sunsets.
Burntisland Beach 5 mins walk away, Pettycur, Kinghorn and Aberdour beaches 3-8 minutes away by car. Castles, hills, a 12th C church, another famous 1592 Kirk, local swimming-pool and leisure centre, town links and playground, and a High Street with award-winning shops and cafes, ice-cream parlours, all walking distance. Golf clubs in Burntisland and Aberdour 2 miles away.
Direct train 35 minutes to central Edinburgh, with the station 5 minutes walk from the house - enjoy Edinburgh without the crowds and costs of parking.
The front wall forms part of the original town wall built by King James V in 1560.
The entrance is up a slope, and then steps up to the main door. It is an upside-down house with bedrooms and bathrooms on the ground floor, with a utility room with washing machine and tumble dryer, ironing board, iron, etc.
Available bedrooms are one king-sized bedroom with shower ensuite, overlooking the hills. Two double south-facing bedrooms looking onto the private front patio with flowers and plants, outdoor table and chairs, and a large family bathroom with bath, shower, WC and basin.
Upstairs, across the full width of the house is the south-facing sitting room, benefiting from the amazing views, dining area with large oak table and up to 8 chairs. A large fully fitted dining kitchen, with large american style fridge freezer, range cooker, dishwasher and views of the hills and garden. Also, upstairs, there is a cloakroom with WC and basin.
The house is not suitable for people with mobility issues.
Outide is a patio with table and chairs, plants and flowers in tubs and gardens to the rear, parking for 1-2 cars. This is an exceptionally quiet neighbourhood with only 9 houses on the hill. The house is in the town, but built on a hill within the town, set back from the bustle of this small seaside community, accessed by steep private drive at the back, or by one of two sets of 56 steps from the path outside the house leading down to the town.
This is our own family home and only available periodically. The photos show it with our own linens - however, guests linens will be hotel quality and in white and bedrooms have ample storage. The kitchen will have a different table and chairs.
Edinburgh Airport 20-25 minutes away by road, or Airport Bus 2-3 x hour to/from the terminal from Ferrytoll Park and Ride or Inverkeithing Square, or Halbeath.
Trains to Edinburgh, Dundee, Perth and Aberdeen, St Andrews (Leuchars)
Burntisland is famous for many 'firsts'. It is possible Agricola landed here in 1st C, Oliver Cromwell positioned his troops here in 1650s and created what is now the second oldest Highland Games in the world - started 1652, every third Monday in July.
The Binn - a volcanic vent rising to 193m above the town, provides walks and tremendous views.
The High Street has a well-equipped with a Co-Op groceries store,separate organic greengrocers, superb butchers and a fishmongers.
Other shops include Bel&Etta emporium, a wood-fire pizza restaurant at 114, Island Burger (another award-winning eaterie), wonderful gift shops, an old-fashioned but modern sweet shop, hairdressers, chemist, and an 'everything' store. All in one High Street, under 5 minutes walk from the house.
Kirkcaldy, the birthplace of Adam Smith, the 18thC economist who wrote 'Wealth of Nations', is 5 miles away with more stores including M&S Foods, large Sainsburys, Lidl, museums, parks.
Aberdour, 2 miles has a castle, award-winning beach, a further beach, medieval church still in use and cafes and gift shops. There is a coast walk between Aberdour and Burntisland, 45 mins-an hour.
Dalgety Bay has a Tesco, ASDA, Aldi.
Deep Sea World is at North Queensferry - under the Forth Rail Bridge.
Dunfermline, an ancient capital of Scotland, home to 11thC King Malcolm Canmore and his wife, Queen ( Saint) Margaret, is famous for its Abbeys and parks, other heritage sites, also the birthplace of Andrew Carnegie.
Fife offers walks, beaches, hills, medieval towns, ancient capitals of Scotland, fishing villages. Paddle Boarding and water sports, canoeing, sailing either on the coast or on lochs - Beginner paddle boarding at Kinghorn Loch (1 mile away) and all abilities at Lochore Meadows Country Park 12 miles away. Burntisland has efoil activities in the summer,
South Qeensferry has shops, cafes, restaurants, a large sailing and water-sports base at Port Edgar and popular boat trips to Inchcolm, the Three Bridges tour, and other events.
Further afield, St Andrews is 30 miles away, about an hour in the car, or train to Leuchars and bus into St Andrews. The East Neuk is famous for its fishing harbours and quaint houses, fish restaurants and beaches.
Dundee and Perth are about 45 minutes drive away. Central Edinburgh by car, 45 mins-an hour, traffic depending, but the train takes 35 minutes to Waverly.
