## Space
The property has 4 reception rooms on the ground floor, 3 of which have working fireplaces with log burners. These consist of:
Large formal sitting room with log burner, with adjoining formal dining room with dining table suitable for 8 adults.
Fully kitted out playroom, with plenty of toys and a television for everyday use.
Beautiful full glass kitchen / diner dining room which has bi-fold windows opening onto the back garden. The kitchen/diner also had a fireplace with adjoining oven. There is also a separate gas hob and gas oven, dishwasher, and all modern amenities.
Separate utility room with family sized washing machine and tumble dryer.
Downstairs toilet with coat storage inbuilt.
Upstairs you’ll find:
- Master bedroom with en-suite shower room + WC and super king size bed.
- King size bedroom overlooking the garden
- Children’s room with two adult size single beds - this room also has a balcony overlooking the garden which can be locked.
- Double bedroom overlooking the front of the house
On the second floor there is another small double bed (great for children or 1 adult) - note this room does not have a door at the top of the stairs and also has very slopey ceilings. There are backout blinds on the velux windows though.
There are 2 large bathrooms upstairs:
- En-suite to the master bedroom, with large shower, WC and sink.
- Family bathroom with double sink, free-standing bath, separate shower and WC.
There is ample outside space with outdoor dining/bbq facilities, as well as a children's trampoline, playhouse, climbing frame and swings.
Off-road parking is available for up to 6 cars at the front of the property which is set back from the main road through the village. There is also additional parking to the side of the property.
Sutton Green village offers a number of local services including a renowned children’s farm, church, family-friendly pub that specalises in fish dishes. It is also a short walk from the River Wey, offering a great trail to Guildford or Woking along the river.

Bydand is a pretty and charming property that has been recently renovated but still carries some more traditional features. Located in Sutton Green, a quintessential English village in Surrey, just 2 miles from the historical and picturesque town of Guildford, whilst being conveniently located only half an hour from central London by train.
## Transit
Road connections in the area are excellent with the A3 in Guildford and the M3 (junction 3) in Bagshot, providing access to the national motorway network, London, and the international airports of Heathrow (30 mins) and Gatwick (45 mins). Worplesdon Station is 1.6 miles (London Waterloo from 34 minutes), Brookwood Station 2.7 miles (London Waterloo from 38 minutes), Guildford 4.4 miles, Woking 5 miles, (London Waterloo from 23 minutes). Whilst public transport is readily available it is preferable to have a car for transport in this area.
## Notes
The property is located close to many golf courses (West Hill, Autton Green, Worplesdon and Woking) and Whitmoor Common offers excellent woodland walks, trails and running ground. Worplesdon Memorial Hall, a five minute drive away, offers tennis and other sporting facilities as well as a playground. Nearby towns of Guildford (of historical interest) and Woking offer shopping, sports and water activities on the River Wey, as well as varied cultural activities. In addition to golf, the area is well-known for its stunning cycle rides.
There are pubs within walking distance which all serve food and are typical English style.
The local station is Worplesdon and is about 1 mile away. You can park at the station and take the train into central London from 30 mins. Alternatively you can travel to London from Woking (10 mins away) to London from 23 mins.
Dogs are welcome by prior agreement. There is a charge of £10/night per dog, payable on arrival.
