CROYDE PEACH COTTAGE OVERVIEW
This attractive chalet-style bungalow is situated in the peaceful cul-de-sac location of Leadengate Fields, a prime location just a few minutes walk from the centre of Croyde village with its vibrant pubs and restaurants, surf and beach shops. A short stroll to the golden sandy beach, great for families and a favourite with surfers.

Set in its own enclosed garden, with parking for two cars, this spacious chalet provides an ideal base for anyone wanting to take advantage of the golden sands of blue flag accredited Croyde beach. Other beaches are only a short scenic drive away. The cul-de-sac boasts a large, central, flat lawned area, perfect for kicking a football around, whilst those with a less energetic disposition can just take advantage of the private lawned garden that borders the chalet on all sides.

LIVING AREAS
As you enter PEACH COTTAGE through the wooden semi-glazed front door, the welcoming entrance hall greets you with a sense of warmth, the terracotta quarry tiled floor harmonising well with the natural wood door frames and cream walls. The double aspect, L shaped, open plan living and dining area is spacious and fully carpeted, double doors open onto the rear garden allowing light to flood in and enabling guests to glimpse a view of the sand dunes just behind Croyde beach. There are two 2-seat sofas and an armchair. As well as several side tables there is a large well stocked bookcase. The entertainment hardware consists of a flatscreen TV with BT TV (YouView entertainment package with HD bundle incl. sports), Freeview, DVD player and a portable stereo system with CD player. In the dining area the large rectangular dining table is accompanied by six wicker chairs and compliments the country style dresser. BT Infinity wi-fi access is also available.

KITCHEN
The terracotta floor tiles used in both the kitchen and utility rooms create continuity with the hall. The kitchen comprises fully fitted mid oak wood units with a black granite effect laminate work surface. A serving hatch provides useful access to the dining area. The appliances include a ceramic hob, built under single oven and grill, fully integrated fridge/freezer, integrated slimline dishwasher, freestanding microwave oven and toaster.
The utility room has a glazed door that provides garden access to the rear of PEACH COTTAGE, and houses a washing machine and tumble drier. A useful storage cupboard contains an iron, ironing board and vacuum cleaner. The family bathroom is also reached from this room.

BEDROOMS
Bedroom 1; the master with en-suite is accessed from the entrance hall. The light oak double bed is shouldered by coordinating 2 drawer bedside tables with lamps, a large built in wardrobe and large 6 drawer chest provide ample storage space, set upon this is a flat screen TV with integral DVD player and an oval brass framed mirror on an onyx base.
Bedroom 2; is a twin room and enjoys a view of the rear garden. Accessed from the lounge, this room has a built in wardrobe, 2 drawer bedside table with lamp and a large 3 drawer chest with lamp and vanity mirror.
Bedroom 3; also leads off the lounge, this good sized room contains a single bed with trundle bed below. It enjoys a view out to the front over the central green of Leadengate Fields. A louvered door wardrobe provides hanging space plus a good selection of children's games, a small 2 drawer bedside table with lamp and further 3 drawer chest ensure ample storage in this room. A flat screen TV with integral DVD player has been thoughtfully provided.

BATHROOMS
The family bathroom has a slate grey tile effect laminate floor with lemon walls and white wall tiles.
A white bath suite with polished chrome fixings and hand held shower, wash basin, a low level WC and polished chrome heated towel rail complete the facilities.
The Master bedroom en-suite has a good sized shower cubicle with polished chrome power shower, white tiles and suite, comprising a low level WC and hand basin. Above the basin there is a mirror and bathroom light. Halogen down lights complement the tile effect vinyl floor and lemon walls.

OUTDOORS
PEACH COTTAGE is surrounded on all sides by an enclosed lawned garden, so, no matter where the sun is in the sky you will always be able to locate the garden furniture in sunlight.
