If you are bringing young children, please bear in mind, that there are external stairs to the property. Also a couple of steps inside the property and some low-level windows with safety locks.
You will always check into a clean apartment and don’t have to worry about cleaning up before you go. This is all included in the cleaning fee.
We do have a few requests to make sure we keep our properties in the best condition for your arrival so you don’t have to worry about anything during your stay.
We are pet friendly and allow 1 well behaved dog for an extra charge of £25. Please let us know if you are bringing your pet when making the booking.
Please keep wet/muddy dogs restricted to the kitchen /hard floor areas.
Please kindly do not allow them on soft furnishings or in the bedroom areas. Thank you.
Please kindly do not take your dog in the field with the alpacas as it spooks them.

Maintain the property in good repair during your stay (as you find it upon entry).
Quiet hours between 9 pm - 8 am on a weekday and 11 pm - 8 am on a weekend.
The stairs and balcony are for access only, please do not sit or smoke on these.
A security deposit fee is collected up to 5 days prior to check-in of £100 sent to you via a link, this fee is returned up to 10 working days after your stay upon inspection by our cleaning team when they have confirmed there is no breach of our T&C's.
We are very understanding if incidentals occur - (for instance a broken glass) and would not charge as we know accidents can happen. All we ask is that you inform us as soon as possible so that we can ensure everything is back up to standards for all our lovely guests to enjoy :)

What's the neighbourhood like?
Looking out, there is no mistaking that you are in the heart of a Norfolk Broadland village!
You are surrounded by countryside, fields, and thatched cottages in the distance.
Next door, is the magnificent St Helen's Church. Also known as the Cathedral of The Broads due to the spectacular view from the top of the tower. Open 365 days a year, do climb the tower if you have a head for heights! (There are 89 steps, 2 iron ladders and a hatch!)
Have in mind that sometimes church bells ringing at midnight can be disturbing for very light sleepers.
Ranworth is a lovely Broadland village, fronting Malthouse Broad (so-called because of the old malt houses near the pub).
It can be accessed by a dyke from the River Bure. The Green by the Staithe is a hive of activity during the summer. You can while away the hours people-watching and soaking up the scenery. There is a café and gift shop on the Green and we have discovered the best way to enjoy the view is with an ice cream in your hand!
We highly recommend you visit Ranworth Broad Nature Reserve. Choose from many wonderful walks, cycle routes, boat trips & boat hire nearby
Plus there are the best Norfolk sandy beaches a short drive away. We recommend Horsey famous for its seals, only 20 mins by car away.
